Garage Door Maintenance for High Point Homeowners

Maintaining your garage door is essential for safety, performance, and avoiding costly repairs. As a homeowner in High Point, staying on top of routine upkeep ensures your door operates smoothly and lasts longer. But where do you start, and what should you focus on? Understanding the key maintenance tasks can make all the difference in keeping your garage door reliable—so let’s explore the critical steps you need to know.

Regularly Inspect and Tighten Hardware Components

Regularly inspecting and tightening hardware components is essential to keep your garage door operating smoothly. Loose bolts and screws can cause misalignment, affecting both function and appearance. Tightening these parts improves the garage door’s aesthetics by preventing sagging or uneven gaps.

While inspecting, check for signs of rust or corrosion, especially if you want weatherproofing solutions that protect your door from the elements. Securing hardware also reduces noise and prevents costly repairs down the line.

Performing these checks with professional tools can ensure a thorough and safe maintenance process. Take a few minutes every few months to examine tracks, hinges, and brackets, tightening any loose hardware. This simple step ensures your garage door remains reliable, safe, and visually appealing, all while enhancing its durability against weather conditions.

Regular maintenance keeps your garage door functioning beautifully for years.

Lubricate Moving Parts for Smooth Operation

To keep your garage door operating smoothly, it’s important to lubricate its moving parts regularly. Start by applying lubricant to the hinges, rollers, and tracks to prevent friction and wear. Focus on oil hinges, ensuring they move freely without squeaking. Use a silicone-based or garage door-specific lubricant for best results.

Apply a small amount of lubricant along the hinges and on the rollers’ bearings. Avoid over-lubricating, as excess can attract dirt and debris. After applying lubricant, open and close the door a few times to distribute it evenly.

Regular lubrication reduces strain on the opener and prolongs the lifespan of your garage door components. Remember, well-lubricated parts mean smoother operation and fewer headaches down the road.

Check and Adjust the Springs and Cables

After lubricating the moving parts, it’s important to guarantee that the springs and cables are properly tensioned and functioning correctly.

Check the spring tension by observing if the door opens smoothly without sagging or sticking. If it feels uneven or heavy, the springs may need adjusting. Be cautious, as adjusting torsion springs can be dangerous—consider calling a professional if you’re unsure.

Inspect the cables for signs of wear, fraying, or damage. The cables should be tight and securely anchored at both ends. Loose or frayed cables can cause uneven operation or even door failure.

Making sure the spring tension is balanced and the cable condition is good assures safe, smooth garage door operation, reducing the risk of costly repairs or accidents down the line.

Clean and Maintain the Tracks and Rollers

Cleaning and maintaining your garage door tracks and rollers is essential for smooth operation. Regularly inspect the tracks for dirt, debris, or obstructions, and clean them with a damp cloth.

Confirm the tracks are properly aligned; misaligned tracks can cause uneven wear and operational issues.

If you notice rollers are worn, cracked, or noisy, consider roller replacement to prevent further damage.

Lubricate the rollers and track rollers with a silicone-based lubricant to reduce friction and noise. Avoid using grease or WD-40, as they can attract dirt.

Proper track alignment and timely roller replacement keep your garage door functioning smoothly and extend its lifespan.

Regular maintenance prevents costly repairs and keeps your door operating quietly and efficiently.

Test Safety Features and Auto-Reverse Mechanisms

Regularly testing your garage door’s safety features and auto-reverse mechanisms guarantees they work correctly and keep you safe. Start by performing sensor testing: close the door and wave an object, like a broom, in front of the sensors. If the door doesn’t reverse upon sensing an obstacle, the sensors need adjustment or replacement.

Next, test the auto-reverse mechanism by placing a sturdy object, such as a brick, in the door’s path. When you activate the door, it should reverse immediately upon contact.

Additionally, familiarize yourself with the emergency release, ensuring it disengages the door from the opener when pulled. This feature is vital during power outages or emergencies.

Regular testing helps maintain your garage door’s safety and prevents accidents.

Schedule Professional Maintenance Checks

Scheduling professional maintenance checks is essential to keep your garage door operating safely and smoothly. A technician can inspect and adjust garage door sensors to ensure they detect obstacles properly, preventing accidents. They’ll also verify that the sensors are correctly aligned and clean, which is crucial for safety.

During the visit, they can update or reprogram your remote controls, making sure your garage door responds reliably. Regular professional checkups help identify wear and tear before issues worsen, saving you money and hassle.

Joshua came out on a Saturday when we were having an issue with our door mechanism. He quickly resolved the issue and provided some routine maintenance to prolong the spring life of the opener.

We had him look at our other garage door that did not have an opener. He gave us a very reasonable quote to install one and came out to install it the following Monday morning. He was prompt and courteous and communicated with us throughout the process. Thanks Joshua!

I called Twin City Garage Doors on Wednesday afternoon and spoke with the owner Josh. He spoke to me about the problem with my door over the phone and gave me a price upfront. He was there the next day and within the time frame he'd promised. He was extremely quick and had replaced my broken springs in about an hour. After he'd finished he took me through a step by step explanation of all he'd done and made sure the door was working properly. He was super friendly, fast and efficient. He drove an hour each way to get to my house but said he'd gladly come and fix any hiccups pronto, but I don't anticipate any because he was confident in standing behind his work. I highly recommend him to anyone who needs help with their garage door and is looking for a fantastic job at a fair price.

Josh was the third garage door rep to come to my house, the first two told me my garage door needed to be replaced. The second one wanted to me to pay 4 thousand, which was double the first. Josh told me that he could fix my door for less than half the first quote of 2000 bucks. He was on time and finished super quickly. Quality guy and exemplary service.
